No. Different types of loan products will allow you to get into a home with a much lower down payment. FHA loans, for example, only require a minimum of 3.5% down. Conventional loans can be as low as 5% down. If you are a Veteran and qualify for a VA loan, you can get into a home with 0% down. Keep in mind that if you put less than 20% down on a home you will be paying for PMI (private mortgage insurance) on top of your PITI (principal, interest, taxes, insurance). The good thing about PMI is that once you have acquired 20% equity in your home you can eliminate that fee. \n\nThe best way to decide which product would be best for you is to contact a mortgage lender. They will be able to give you accurate information on interest rates, mortgage insurance rates and help you decide how much you are qualified for.
